Application Process

Each applicant must provide the following information for their application:

  • Completed and Signed Rental Application form.
  • Completed and Notorized Parental Guaranty form.
  • Or  if subletting, completed and signed Sublet Application and Supplemental Sublease Agreement.  Sublessors are solely responsible for the creation of a Sublease Agreement between Sublessor and Sublessee.

To apply, please identify the correct owner.  This is located directly under the featured photograph in the listing (ie. Bennett Properties LLC, Bennett Holdings LLC, etc.)  Next, fill out the Rental Application and Parental Guaranty for standard year leases or  if subletting, the Sublet Application and Supplemental Sublease Agreement.  These are located below and listed by owner:

IF BOTH PARENTS WISH TO CO-SIGN, THE PREVIOUS STEPS MUST BE COMPLETED BY EACH PARENT.  FAILURE TO SUBMIT THE APPLICATION COMPLETELY AND CORRECTLY WILL DELAY THE APPLICATION PROCESSING TIME.

STANDARD YEAR LEASE

  • $45 Non-Refundable Application Fee must be paid along with the completed application in order for your application to be processed.
  • Once you are approved (applications are processed within 24 hours), a lease must be signed within 24 hours to reserve the apartment.  At that time we will collect the equivalent of One Month’s Rent.  This will be held as your Security Deposit and is non refundable should you not take possession of the unit.  All checks/money order should be made Payable to the correct owner (ie. Bennett Holdings, LLC or Bennett Properties, LLC, etc).  Please confirm the appropriate holding company listed below the featured photograph in the listing.  We do not accept cash.

SUBLET

  • $75 Non-Refundable Sublet Application Fee.  It is the responsibility of the Sublessor to fully inform your sublet of all rules, regulations, payment obligations, etc as outlined in the policy book and lease.
  • It is strongly recommended that the Sublessor and the Sublessee  create and sign a Sublease Agreement. With this kind of agreement, the original lessee is both a tenant and a landlord/lessor. The original lessor will remain responsible to the original landlord.
  • This agreement shall be the sole responsibility of the Sublessor and Sublessee.  The Sublessor is encouraged to require a security deposit from the Sub Tenant.
  •  A signed copy of the Supplemental Sublease Agreement must accompany the Sublet Application in order to be approved.
  • If additional office resources are required, the sublessor will be charged $35 per hour, minimum one hour charge.  Your security deposit will remain until the conclusion of the original lease.   All Summer Sublets end July 30th.
